My best friend from High School lives in Franklin, NC.....I just helped him build a new house on the outskirts of town.....and I have a couple of uncles who live in Otto....I'm originally from Mountain City , GA....15-20miles due south of Franklin on US441......most of my family still live up there.....It's one of the most beautiful areas around as far as I'm concerned.....I could ask him about taxes and such.....It can get down to.... -5 degrees in winter.....there's just enough snow in that area each year to be fun to play in without having too much.....

Since that is not too far from here let me just ad one thing to that. The altitude makes a huge difference in temp in certain areas around these parts, more than you would think. It is not unusual for the temps to get below zero and get a lot of snow in the mountains while we never get close to that here. You can go to that area you are considering and talk to people and find the same thing I am sure. I have been here for almost 7 years now (retired on March 1, 1998) and I have never seen it get to zero or up to 100 yet. It has before, but not in the last 7 years. The temp is pretty mild. You can go 60 miles south to Knoxville and see 100 every summer at least a day, or go 50 miles north and get a lot of snow and very cold temps. Funny how we just sit in a little pocket here!! I guess it is the right combination of altitude and latitude!!
Anyway, the area may have averages and all, but the specifics for a certain town can vary a lot from one 10 miles up the road when you are in the mountain areas... Don't give up too easily!! :lol:
